Construction Cost and Construction Time

When you compare Bunker-Builder Kurt's cost with traditional construction, you'll notice that by using his construction design, the cost is about forty percent to traditional construction designs, and the construction time is cut about in half.

Basic Design  --  

     Round Versus Square and/or Rectangular:

Bunker-Builder Kurt's bunkers are round for four very practical reasons.   First and second, both the construction cost and construction time are dramatically reduced.   Third, the strength of the bunker's exterior walls are significantly stronger that those of a square of rectangular design.  Fourth, a round bunker is very easy to built inside of an existing, cover structure.

Bunker Size

Most bunkers are small and cramped and would be very uncomfortable for sustained living for any length or time.   With Bunker-Builder Kurt's construction design, the added cost for a larger bunker is relatively minimal.   Regardless of size, every bunker has to have the same basic attributes, water, power, air, sewer/septic, et cetera.   Fulfilling these requirements for a ten-foot-diameter bunker is almost the same cost as that for a thirty-foot-diameter bunker. 

We suggest a larger diameter or another lever deeper than you think is adequate.   Here's why.   1)  With a house on the surface, if you want to add another room, the process is relatively simple, but with a bunker, additions are not possible.   If you later decide that you want more space, an additional bunker would have to be built.   2)  As was explained above, the ratio of size increase  to  an increase in bunker capacity, usefulness and comfort strongly favors a size increase.   Here are two examples:  

1)   Compare a twenty-foot-diameter, three-story bunker with a single story, twenty-foot-diameter bunker:   The larger bunker offers three times the size for an increases the price by about twenty-five percent.  

2)  Compare a twenty-foot-diameter, three-story bunker with a thirty-foot-diameter, three-story bunker:  The square footage increases by over three hundred percent while the cost increases by only about thirty five percent.

How big can Bunker-Builder Kurt make my bunker?   The answer is:   Well over one hundred yards in diameter, however, a bunker with a diameter of over one hundred yards is not really practical.   The larger bunkers are usually created only for military and governmental uses.   With regard to depth, three stories deep is a reasonable and practical depth, however depth is a function of the user's needs and requirements.  

What Size Is Practical?  We suggest a diameter that can be built and hidden under a surface structure.   The client is asked,  "What size surface structure can you build on your site that will seem to the casual viewer as a normal building?"

Bunker Purpose:

Before doing anything else, you must become clear on the purpose for creating your bunker.   Let's first examine the context we live in and see what value and service a bunker can provide.

Here are the reasons NOT to build
    a family bunker / safe house:

Runaway Global Climate Change:   By far the most serious threat to you and to your family's survival is Runaway Global Climate Change.   If that occurs, a single-family bunker is all but useless.   The scale of destruction, and the long-term consequences are so dramatic and so long-lasting that an individual family, by itself, has a zero capacity to survive. 

Nuclear War:   If that is your concern, don't waste your time building a bunker.   Considering the present state of the world, if any two countries set off an exchange of nuclear weapons, no matter where you live or how expensive your bunker is, your chances of long-term survival are all but zero. 

A Terrorist's Nuclear or Dirty Bomb:   If that's your concern, again, don't waste your time, energy and money on a bunker.  

***  First, if you are in major city that is the terrorist's target, you'll be either dead or dying form radiation poisoning.   Your city will be sealed off and you will not be allowed to leave.  

***  Second, if you are not in or closely down wind from an attacked city, you have no need to hide in a bunker.  

Ocean -Level Rise and Title Waves:   If you live less that 100 feet above sea level, don't bother building an underground bunker / safe-house.  Why?  Because the sea level rise from Runaway Global Climate Change will either flood you out directly and/or leave you extremely vulnerable to a tsunami / title wave.   Either way you don't want to be there.  

Those who have studied this issue recommend living at minimum of 400 feet above sea level, and they recommend an additional 400 feet above sea level as an added safety precaution.  

Flood Pains:   If you live within the flood plain of any river, don't build your bunker /safe house there.  

Near Volcanoes:   If you live anywhere near an active or an inactive volcano, check to make sure you are not in the path of a potential pyroclastic flow if the volcano ever erupts.   This may sound like we're overdoing the safety issue, however when you consider the potential consequences that could be triggered by Runaway Global Climate Change, it's best to err on the side of safety. 

Near Nuclear Power Plants:   In case of an accident, an earthquake, or an intentional act of destruction, we recommend that you avoid  living or building your bunker / safe-house near of downwind for a nuclear power plant.

Here are the reasons to build
    your family bunker / safe house:

Short-Term Safety:   In areas subject to tornados, hurricanes, volcanic eruptions, and other short-term disasters, a bunker/safe house is an excellent choice.  

The Peoples Foundation Programs:   If you are fortunate enough to live in a rural community that is participating in The Peoples Foundations Programs, a bunker/safe house is an excellent choice.   Why?  Because you will be part of a community that is collectively creating a County-Level, Emergency-Preparedness Network.  

In a national or global emergency, your survival will depend upon your community's level of Emergency Preparedness and your community's survival will depend upon your level of personal preparedness.   You will be part of a cooperative team in which your self sufficiency will enable you to participate in creating and maintaining a local-community, social structure with the capacity to survive a national or global level disaster.  

Cooperation is the key to your long-term survival and in a national or global-level disaster, you cannot survive very long on your own, no matter what kind of shelter you build.

Bunker Capacity:

Another important consideration is your bunker's life-support capacity.   In other words, "How many people and pets will your bunker accommodate for your anticipated sequester time."   Your survival depends upon your bunker ability to support your family's life in an emergency.   You need to be clear on how many people and pets will be allowed access.   Why?   Because allowing too many people into the bunker reduces everybody's chances for survival.  

The very best way to avoid overcrowding is secrecy.   Why?   Because in an emergency, if you turn away someone at you door, you have someone outside who is angry, desperate who knows where you are.   You have no idea what he or she might do.   For example, your access doors and/or your air vents could damaged.   By far, the best way to deal with this type of problem is to avoid it.   Keep Your Mouth Shut!

Privacy and Confidentiality

Maintaining customer privacy and confidentiality is an absolute and essential part of Bunker Builder, Kurt's life.   His client's life and the life of his client's family could be endangered by just one person breaking the confidentiality agreement.   Bunker Builder, Kurt takes this issue very seriously, so seriously, in fact, that all the members of his construction crews come for Europe and once a secret bunker is complete they go back home.  

He say, "In a national or global-level emergency, I don't want anybody who built one of my bunkers to have the capacity to walk, or ride to that bunker.   My crew will be on the other side of a 3,000-mile-wide ocean.   Clients can feel confident that in an emergency, none of my construction crew members will ever showing up at his/her door.

At the risk of being repetitious, here are the four main reasons that everyone who has knowledge of a secret bunkers existence must maintain strict confidentiality. 

1)   Nobody wants to be so far outside of his or her community standards to be considered a kook or a lunatic.   Keep Your Mouth Shut!

2)   Nobody wants the government to know your bunker even exist and then have bureaucrats telling you what you can or cannot do.    Keep Your Mouth Shut!

3)   In an emergency, you don't want your neighbors, or someone from where you work, or some hoodlums with guns showing up at your door and demanding entrance to your safe shelter.   If they show up and you refuse them entry, they will be angry, desperate, and they'll know exactly where you are.   You have no idea what he or she or they might do.   For example, your access doors and/or your air vents could damaged.     Keep Your Mouth Shut!

4)   By far, the most dangerous consideration is that, if the government knows about your bunker, in a serious national or global-level emergency, you could find the police or the military, or a group of bureaucrats knocking at your bunker door.   With guns in hand, they could simply kick you out and take over your bunker.   Because you worked very hard to create a safe haven for your family, you don't what unethical men with guns throwing you and your family out to face the disaster with no protection and no supplies.     Keep Your Mouth Shut!

       You may think this to be extreme, however, in the context of a major, national or global level disaster, all too people will revert to violence and murder.   If you watch television, it's obvious that the public is programmed to do violence.   Faced with certain death outside of your bunker, some men could and would take over you bunker by force, rape your wife and daughter and then simply throw you and your whole family off a cliff or a tall building and nobody would ever know what they did or how you died.      Keep Your Mouth Shut!

By far, the best way to deal with these types of problems is to avoid them.

Military, Government, and Public Shelters:

Obviously not all shelters are or need to be secret.   Where secrecy is not an issue, a different construction process is used.   The same quality standards are maintained, but in this type of construction, local building codes must be adhered to a all structures must be inspected by members of the local bureaucrats machine.  

Also, the structure may be only partially underground.   An example of this is a shelter built into the side of a hill or mountain.   The shelter portion of the structure is built into the hill or mountain behind the visible portion.   This requires a very different construction process.   It doesn't take Einstein of Sherlock Holmes to figure out that this type of shelter is already in existence all over the world.  

Although this style of shelter construction is more costly, there are some significant advantages.   For example, the structure can be expanded at any time, and secret additional sections can easily be constructed with entrances hidden in the know sections  of the underground bunker.
